How do I apply for a rental?+
Browse our current availability through the Rentals section, choose a property, and click through to apply online. The application takes most renters under 15 minutes to complete.
What do I need to provide in my application?+
Typically: government-issued ID, proof of income (recent pay stubs, offer letter, or tax return for self-employed applicants), and prior rental history. We run a credit and background check as part of the screening.
How long does application review take?+
Most applications are reviewed and decisioned within 2–3 business days, as long as we have everything we need. We'll reach out directly if anything's missing.
How do I pay rent?+
Through the resident portal. You can pay with ACH from a bank account, set up autopay, or pay by credit/debit card. You'll never have to mail a check or drop one off.
How do I submit a maintenance request?+
Log into the resident portal and submit a request. You can upload photos, describe the issue, and track progress until it's resolved. For genuine emergencies (water, gas, no heat), call us directly.
What's your pet policy?+
Pet policies are set per property. The availability listing will note whether pets are allowed and any deposits or monthly pet rent. If you don't see it on the listing, reach out and we'll confirm.
Can I renew my lease?+
Yes — we reach out to residents about 60 days before lease end to discuss renewal. Renewing is typically a quick online process through the portal.
